Landlord audit
Your agent does the work. You take the fine.
Under the Renters' Rights Act and the older rules, penalties of up to £40,000, rent repayment orders and deposit claims of up to three times the deposit fall on the landlord. Ask your agent to prove each duty: one link, they upload, our AI checks, you see what is missing.
Step 1
Send one link
Pick the duties to check. Your agent gets a secure link; no account needed.
Step 2
They upload proof
Certificates, notices, dates. Or they say it was not done.
Step 3
Our AI checks it
Right document, right property, in date, served in time.
Step 4
You get the report
Proven, done late or missing, with the risk and the next step for each.

Landlord audit questions
If my agent made the mistake, am I still liable?
In most cases, yes. Duties like protecting the deposit, giving the gas safety record to the tenant and checking right to rent fall on the landlord in law, even when an agent was paid to do them. You may be able to recover your loss from the agent, but the penalty or claim is made against you.
What does "prove it" mean in practice?
You send your agent one link from MyLandlordPA. They upload the certificates, notices and dates for each duty, with no account needed. Our AI reads each file and checks it against the rule: right document, right property, in date, served in time. You get a report of what is proven, done late or missing.
Is this legal advice?
No. It is information about the law in England, checked on 27 September 2026. If you face a claim, a possession case or a dispute with your agent, speak to a solicitor.
What does it cost?
Nothing. The self-check on this page and the full audit with your agent's evidence are free. If you want someone to fix the gaps, you can hire a Property PA or a provider through MyLandlordPA; they pay us a disclosed fee, not you.
Do you store my answers here?
No. The self-check runs in your browser. We only use your email if you ask us to send you the result.
